1. District of Columbia Condominium Act  Section 42-1901.01 et seq. of the District of Columbia Code contains the authorizing provisions for the creation and operation of condominiums and outlines the general powers of the condominium associations, subject to the association's governing document.
2. Declaration of the Majestic Condominium (Document Number 2004064612) This recorded document creates the Majestic Condominium ("Condominium") and contains the "basics" of the Condominium, including legal descriptions of the Common Element and Units, Unit Boundaries, descriptions of easements and similar matters.  This document is deemed to "run with the land" and binds all owners and future purchasers of any Unit in the Condominium.  The Declaration refers to the Bylaws, which contain more explicit detail regarding the powers and operation of the Majestic Condominium Unit Owners Association ("Association").  The Declaration also contains a table listing the percentage Common Element interest allocated to each Unit in the Condominium, which controls voting power and proportionate common expense sharing.  Declaration, Exhibit B.

3. Bylaws of the Majestic Condominium (Document Number 2004064613)  This recorded document contains most of the important authorities, obligations, and powers related to operation of the property and the Association.  It also contains the explicit use restrictions which are imposed upon the Units in the Condominium.  Courts usually characterize Bylaws to be a contract among all the owners in a condominium.  Thus, violations of Bylaws are considered to be breaches of contract.

4. Rules and Regulations  These documents are adopted by the Board of Directors ("Board").  Their purpose is to clarify or suplement provisions of the governing documents.  The Board may amend its resolutions and rules from time to time as the Board carries out its management of the Association and the condominium property.
