Payment of Association Fees

To save on costs, the Board has directed the association's management company not to send monthly statements.  If you want monthly statements, contact the management company to make arrangements.  Send your monthly dues to the association's management company, and make sure you identify your unit number and the Majestic Condominium with your payments.


Management


Chatel Real Estate serves as the association's management company.  For non-emergency matters, please coordinate communication with our property manager through the board by way of unofficial or official communication, whichever is most appropriate.  Use your best judgement!

Contacting the Board and Community

Overview

The board provides two avenues of communication to the association: official and unofficial.  Use the unofficial route to ask general questions, report repair and maintenance needs, or request general information.  For more formal communication follow the official procedures, which guarantees an official response from the board and best suits matters regarding complaints, requests for action outside of emergencies and routine maintenance, and any other issue which association members may want committed to association records.  The board may direct attempts at communication by association members to the official or unofficial method if it thinks it can better address the matter in another fashion.

Officially

1. Contact the association's property manager in writing by postal mail.
2. Attend a board meeting open to the whole of the association to submit comments in writing.
3. Submit concerns in writing to the board via proxy at a board meeting open to the whole of the association.

Unofficially

The Majestic Communications Committee maintains two listserves under the direction of the Majestic Condominium Association's Board of Directors, one for communication through the entire community.  Information conveyed in messages, from either the board itself or other community members, does not constitute official communication of the association.  The board may disseminate official information through this listserve as a courtesy; however, any such official information will also come to the community through postal mail or by the availability of association records.

Trash

The Majestic contracts with Waste Management for garbage and recycling.  Do not overstuff the trash bins.  Remember to break down boxes and use the bins on both sides of the south end of the building.  Because of overflows, we can be subject to fines that will have to come out of the association's reserves.

The board holds regular meetings and posts the meeting schedule on the bulletin board of the first floor hallway If you would like to attend a board meeting, either contact the board to confirm the date and time of the meeting or refer to the information posted on the bulletin board on the first floor.

Policies & Procedures

    • Summary of the Procedure
      • Unit owners must complete the following steps for each separate move.  A move-in and a move-out each constitutes a separate move, even if they occurr on the same day.  Unit owners may appoint someone to do the following on their behalf provided the appointee is designated in advance as part of the pre-move steps outlined here.
      • Pre-Move
        1. Download and print a copy of the move checklist (link above)
        2. Complete the form
        3. Email or deliver the completed form with a check for $300 to the assocation's management company ($75 is a fee, $225 is a damage deposit; contact information above)
        4. Collect the custodial closet and elevator keys from the association's management company
        5. The association's management company shall perform a pre-move inspection of Common Elements
      • During Move
        1. Print and place at every level by the elevators move in progress signs
        2. Acquire the elevator pads from the basement level custodial closet (located directly across the hall from the elevator)
        3. Hang the elevator pads in the elevator!
        4. Move-in/out via the designated entrance.  Refer to this map.
        5. Do not leave unwanted furniture and junk by the trash bins.  Anything that doesn't fit into the bins you have the responsbility of disposing.
        6. Catalog any incidental damages to Common Elements
        7. Be courteous with the elevator.  If somebody else absolutely needs use of the elevator briefly, try to accomodate them.
        8. Once completing use of the elevator, take the pads down and return them to the basement level custodial closet
      • Post-Move
        1. Return the elevator and water closet keys to a the association's management company
        2. The association's management company shall perform a post-move inspection of Common Elements
        3. If the post-move inspection revealed no damages to Common Elements, the association's management company shall issue a full refund of the damage deposit.
